Login Issues

How do I change my user name?

- The link to change your user name is found on the Login page. Click on the “Change Username” link and follow the steps.

- After you log in to PreApp 1003, click on the gear icon in the top right corner and click on “Update Username.”

Iʼm locked out of my account. How do I gain access?

- Please click on “Reset Password” from the login page.
- After 6 unsuccessful attempts to log in, please contact support to unlock your account.

Keywords and Shortcodes

How does short code text marketing work?

- Defined, short code text marketing is short numeric numbers (typically 4-6 digits) to which text messages can be sent from a mobile phone. This is exactly what PreApp 1003 enables you to do making it easy for potential customers to obtain and complete a pre-application 1003 form.
- Additionally, when anyone texts your code to the number assigned to you, you will receive a text with their cell phone number. By capturing these phone numbers, you have the capability of turning these leads into customers. We highly recommend you advertise your number and code in whatever marketing manner you generally use (Real Estate agent/partner, billboards, signage, business cards, movie theatre ad, etc.)
- Because of the interactive feature, new technology that captures attention, and overall ease of the system the potential for a great quantity of leads increases exponentially.

What compliance verbiage do I need on my marketing material when advertising the text feature?

- You MUST have the following verbiage on ALL Advertisements and can be very small:
“Messages may be recurring. Message & data rates may apply. Text STOP to cancel. Go to PreApp1003.com for privacy and terms.”

How do I create a keyword? Can I get additional keywords with different applications links for unique video marketing?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “Edit/Add Keyword.”
- NOTE: An additional keyword will allow you to use different videos for different marketing campaigns. Each additional keyword will cost $10 dollars per keyword per month. This will be added to your bill.

Settings and Integrations

Iʼve changed companies. How do I update the wording on the text the borrower receives?

- Click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “Account Settings”, make certain all your profile information is reflecting the new company.
- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “Edit/Add Keyword.” Delete the keyword and create a new one with the new info.

Can I change my user name if Iʼve changed companies and my former company email is disabled?

- You may, but it isn’t necessary if you’re able to log into your account (as we use your email address just as your User ID without a tie to the email.)
- You can choose to update your User Name by going to the gear icon in the top right corner after logging in to PreApp 1003 and click on “Account Settings.”
- WARNING – If you CAN’T log in (and need a password reset) ~and~ your email address is with your former company that you can’t access, then you will need to do a user name reset. The system will send you a text to the cell number on record to complete the task. (To do a user name reset, click on gear the icon in the top right corner after logging in to PreApp 1003 and click on “Account Settings.”

How do I change the url on my application to not show my name but company name?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools”, then on “Form Tools.”

How can I force the full 1003 as a first step?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Options.” Click on “PreApp 1003 Options”, then click in the check box beside the option “Check here to force the full 1003 on first submission.”
- The prequal form will ALWAYS be the first step. When they hit the submit button, they will be redirected to the screen to create a password in order to complete the rest of the application (normally they are redirected to their borrower toolbox which also has a "complete application" button).

How can I switch from a classic view application experience to an interview style (graphical) application experience?

- Click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “My Options”, put a check mark beside the option “Check here to use graphical app view.”

How can I customize the document checklist request from the borrower?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Options.” Click on “Edit Borrower Toolbox.” Under “Customize your borrower upload page”, you’ll find empty fields for “Enter Text For Additional Document Needed:”. You will type which additional document(s) you require in the empty field.

How can I turn off and on the checklist email reminders to the borrower?

- For a specific borrower, click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. Click on the “Stop All Alerts” button.
- For ALL borrowers, click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “My Options.” Add a check mark beside the option “Check here to enable document alerts” in order for them to be sent; uncheck the box for them not to be sent.

Where can I add compliance features like equal housing logo, additional state licenses, regulatory links, etc?

- Click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “My Options”, scroll down to find a choice between 2 equal housing logos. Above that will be the fields for additional state licenses and other compliance url/text information.

How do I set up closing cost templates?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “Create Templates.”

How do I add a credit reporting agency?

- Click on the wrench icon in the top right corner then click on “PreApp Integrations.” Here you’ll be able to choose from among 70+ Credit reporting agencies as well as other companies you may do business with. Enter your credentials for the appropriate company.

Why is a credit report not pulling?

- First, please log in to PreApp 1003 and verify your CRA credentials to ensure accuracy (Click on the wrench icon in the top right corner then click on “PreApp Integrations.”) Second, please verify the borrower’s credit card information was entered correctly and not denied.

How do I set up a LOS integration?

- Click on the wrench icon in the top right corner then click on “PreApp Integrations.” Here you’ll be able to choose the LOS and enter your credentials.

How can I add an assistant to the account?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Options.” Click on “Add Assistant Account.”

What is Finicity, AccountChek by FormFree, etc?

- As part of the system, we have Day 1 certainty verification features through Finicity, AccountCheck, and Formfree. (Verifies assets and income. Soon to come it will verify employment at the time of application in-leu-of bank statements, paystubs, tax returns, W2’s, and VOE’s.)
- To access Integrations within PreApp 1003, Click on the wrench icon in the top right corner then click on “PreApp Integrations.” Here you’ll be able to choose from among 70+ Credit reporting agencies as well as other companies you may do business with.

What are tracking codes (i.e. Google Analytics and Facebook Pixel)?

- In a nutshell, and for the more advanced, these codes report back information such as how many people visited your site, where they live, which websites send traffic to your website; just to name a few.

My company is now in-sync for Encompass. How do I get that integration completed?

- Go to the wrench then integrations though your dashboard, pick encompass, enter your credentials. This will give you an "import into encompass" option when you open a prospect in your pipeline. It will also give you an import option for any documents the borrower uploads after the initial upload of the file (initial one uploads application data as well as any documents).

Importing Into Loan Origination System (LOS)

How do I download a fnm 3.2 file?

- Click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. On the right side click on the button “Download Fannie-Mae 3.2.” You will then be prompted to SAVE the file. <It may automatically save to your Downloads folder or it may prompt you. It will be named similar to my test file - Test-Tester-677.fnm>
- Note: A .fnm file is not readable by PDF. Only by your LOS system. So, once you download it you must import it into your LOS. Right clicking and trying to open it up will not work with Adobe.

How do I import into my LOS?

- Click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. On the right side click on the button “Download Fannie-Mae 3.2.” You will then be prompted to SAVE the file. (It may automatically save to your Downloads folder or it may prompt you. It will be named similar to my test file - Test-Tester-677.fnm)
- Open your LOS application and IMPORT the file into your pipeline. (There is a video tutorial on our website on how to do this within Encompass.)

How do I import customer documents into the LOS?

- Click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. Click on the “View Docs” button. Put a check box in the download box then click the download button. (Also, there may be a button to Import the docs into LQB or other.)
- Open your LOS application and IMPORT the file into your pipeline. (There is a video tutorial on our website on how to do this within Encompass.)

How can I reissue the credit report into the LOS?

- When credit is pulled in our system, we provide the credit reference ID number (under the credit score info) which can either be copied and pasted into the LOS manually or when the LOS integration is completed, it is setup automatically, which will then allow the credit report to be re-issued in the LOS.

Preapproval and Prequalification Letters

How can I issue letters?

- To issue Qualification and Approval letters, click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Create Approval Letter,” and choose the letter type from the drop menu.

Do you have state specific letters?

- Our system has either Texas or Arizona conditional approval/qualification letters. (Other states have less restrictions and don’t have such published forms.) Any of the letters in our system can be selected to be used in other states

Can I upload my own letters?

- Not at this time.

Running Purchase Scenarios

What are “purchase scenarios”? ***

- Click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. Click on “Purchase Scenario” from the left-hand column

Running DU/DO

How do I run DU/DO?

- Click on the Menu button/3 horizonal lines in the top right corner after logging in to PreApp 1003 then click on “Search Applicants.” Find and open the borrower in question. Click on “Run DU (Fannie Mae)” from the left-hand column.

Referral Partners and Co-branding

How do I add referral partners?

- Click on the rocket icon in the top right corner after logging in to PreApp 1003 then click on “Add Referral.” Fill in the fields and click “Submit.”

What do the referral partners receive when I add them to my account?

- A personal thank you text message will be sent to your referral partner(s.) In addition, they will receive a stripped-down version of PreApp Agent. Realtors and builders can have loan status update access if the 1003 account utilized the LOS integration

Can I build a network of referral partners through PreApp Agent?

- Absolutely! PreApp Agent can be setup with a list of your network partners’ information for your customer to view (e.g. title company, home inspectors, etc.) In your PreApp Agent account, click on the Rocket at the top right corner of your browser window then click on “Add Partners.”

Websites and Landing Pages

Do you provide websites and landing pages?

- Yes! Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and the links will be listed there.

How do I add my PreApp 1003 application on my website or email signatures?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and the links will be listed there. Copy and paste these links on your website and email signature.
- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and scroll down until you see the button for the WordPress Plugin.

How do I add the document upload portal to my website and email signature?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and there you’ll find your PreApp 1003 URL. Copy and paste the URL on your email signatures, add it to your website and social network marketing.

Icon Feature and PreApp Lite

What is the icon feature?

- The simplest answer is to say it’s an easy way for someone to obtain your link to your PreApp 1003. Your picture/designated icon can be added to someone’s cell phone home screen. They would open it up and choose from PreApp 1003 options such as: send document link, refer me, and others (see below.)

How do I add the icon feature to my phone via text?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and there you’ll find a button to “Text Yourself your Icon” which will text your PreApp 1003 icon feature to yourself then you will be prompted to add the page to the home screen.

Can I share the icon with partners to add to their phones?

- Yes! Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and there you’ll find the fields to enter the information to email your PreApp 1003 icon feature to your referral partners (&/or yourself) then your referral partner will be prompted to add the page to the home screen.

Corporate Accounts

How do I add loan originators to the account?

- To manually create a LO account, complete the fields on the page Create LO, which you can find by clicking on the “Ribbon” icon at the top right corner of your browser window then click on “Create LO.” The Loan Officer will receive an email to create a password
*Note: In-lieu of doing it manually, you can visit the Send Signup Links page which offers you the ability to send a link to the LO for him/her to setup his/her own account.

Borrower Troubleshooting

Can borrowers pay for their credit reports with their credit cards or after submitting their application?

- Yes! Click on the wrench icon in the top right corner then click on “PreApp Integrations.” Click on “Credit Reports”. You’ll find a check box labeled “Click Here For The Consumer To Pay For Credit Report by Credit.” If left unchecked, you’ll be charged with the cost.

How can I text or email my application to someone?

- Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on
“PreApp Tools.” Click on “Form Tools” and there are buttons there to text or email your PreApp 1003.

When my customer text my keyword to the short code they are not receiving a text back with the link.

- First, please verify the keyword and short code with the customer to ensure accuracy. Second, log in to PreApp 1003 to verify your information by clicking on the wrench icon in the top right corner, click on “Edit/Add Keyword”.
- Additionally, you can text the link via the PreApp 1003 system. Click on the wrench icon in the top right corner after logging in to PreApp 1003 then click on “PreApp Tools.” Click on “Form Tools” and there you’ll find a button to “Text Your PreApp 1003” then type in the cell phone number.

Billing

How can I update my credit card?

- Click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “My Billing.”

Where can I view my invoices and receipts?

- Click on the gear icon in the top right corner after logging in to PreApp 1003 then click on “My Billing.”

How do I cancel my account?

If I cancel and want to re-subscribe, how long do I have before I lose all my data?

- Your data is kept on our server for 30 days before it’s purged.

Google Analytics

Google Analytics works by the inclusion of a block of JavaScript code on pages in your website.
